Overview

Built on a flat site with public drains and a large protected oak tree this site wasn't without its challenges. To answer the resident’s wishes of turning their three-bedroom home into a larger family home where the children could continue to grow, we renovated the existing dwelling and added a 60sqm extension to the side – turning it into a four-bedroom, three-bathroom home with a large open-plan kitchen/living/dining area, separate lounge, and laundry.

Challenges

There were a number of hurdles to be navigated by the team. Due to the extension being above public drains and next to a protected tree there were significant underground bridging piles to be built. This was also a challenge due to the abundant volcanic rock located just underneath the top soil which required a redesign of the foundations by us and the engineers.

The Solution

As we do not believe in cutting corners significant time and effort was taken to ensure the project design was altered in the most cost effective way, and ensured that the home could be completed as designed
